CHANGES IN MEDICAL FIELD AFFECT SKILLED NURSING HOMES

For years CAVCON has designed and built a number of projects in the medical field. Due to staffing shortages, changes in patient demand, and decreases in reimbursement, skilled nursing is “rebooting.” Aging skilled nursing buildings are motivating owners, operators, and developers to “rethink” how to use obsolete buildings to remain profitable and meet current as well as future needs.

Nursing home occupancies continue to decrease as payment changes and new options demand more focused post-acute settings. Repurposing or converting existing nursing homes into assisted living and memory care units may offer an answer toward improved occupancy. Renovating physical therapy areas for short-term rehabilitation stays are some of the trends we are seeing.

Senior living operators will have to care for more complex residents while simultaneously remaining attractive to young, technologically savvy seniors who may be admitted for a short stay following a hip or knee replacement.

The U.S. senior population continues to rise and new products and companies are entering the senior living market to meet this need. The U.S. Census Bureau projects that by 2020, there will be a senior population of 56 million and by 2030, that number will balloon to 74 million seniors.

Post-acute service providers will forge partnerships with hospitals and health systems to provide the full continuum of post-acute services, with the goals of improving quality, lowering costs, and increasing patient/resident satisfaction. Services both on campus and in outpatient rehab centers reduce duplication of services and increase market share.

Bridgewater Crossing, CAVCONFollowing the announcement of Shell petrochemical plant, there will be many construction projects that occur in Beaver and the surrounding counties.  CAVCON is managing one of the first ancillary construction projects; the construction of Bridgewater Crossing, a 3 building apartment complex featuring over 255,000 square feet.

The announcement of the Shell petrochemical plant has stirred up quite a buzz in the region.  Creation of jobs, preparation of workforce and integration of higher education to prepare a workforce of skilled trades.  With a project this size, there is a magnitude of trickle down effects and ancillary growth from housing, restaurants and building suppliers.

Removing approximately 80% of the building construction activity from the site location significantly reduces site disruption, vehicular traffic and improves overall safety and security. So, for schools, hospitals, or other active businesses, reducing on-site activity and thereby eliminating a large part of the ongoing construction hazards, is a tremendous advantage.

Did you ever hear the saying out with the old and in with the new?  That applies to repurposing older buildings to bring life and new business into an old, existing structure.  Often owners may struggle with whether to start from scratch or try to remodel.  In the scheme of things if a building is structurally sound, the roof and the outside skin can be updated and changed.  That’s the value of working with a design/build construction firm.  At CAVCON, we look at a structure and give our clients the most cost effective and best option for reusing their existing space.

Years ago, you could walk into a permitting office and walk out with a permit to begin construction.  In today’s construction environment, you can save time and money by utilizing an existing building and eliminating the need for site plan approval.  In some cases – this can save up to a year’s worth of red tape if the building is in an environmentally sensitive area.

CAVCON recently updated an existing building to create a modern look for First Commonwealth Bank in its Vandergrift office.  This space has had many uses – at one time a gas station, a savings and loan branch, justice of the peace office and now home to a new First Commonwealth Bank branch.

The outside of the building was run down, the building’s exterior had cracks in the concrete, landscape was overgrown, the interior had peeling paint, the flooring was dated, and in general, the building needed some attention.  However, the structure of the building was sound.

Step into an updated entryway complete with a company’s brand colors.  New flooring and carpet, along with interior painting and LED lighting has brought new life and purpose to a neglected space.  The exterior had a rock facing put on to replace cracked concrete.  The concrete and curbs were repaired, fresh paint was added to give color and contrast.

The end result for First Commonwealth Bank and their clients, a sleek and modernized building in which to serve their customers.  When banks or any other business are competing for clients, it is important to give the client the impression that the organization is a progressive in keeping up with technology and the times.  No customer wants to go into a dingy space to do business, but rather feels empowered in their decision to work with a progressive organization that offers a pleasant atmosphere to do business.

Dealerships are not only being pushed by the auto manufacturers but also by their consumers to provide a stellar customer buying and service experience.   Just as curb appeal helps sell homes, it also is key to luring in buyers.  If a dealership is old and run down, customers may think they haven’t upgraded their computer systems and maintenance departments to better service new vehicles.  After all, consumers have a choice where they spend their money.
